A landlord's guide to property maintenance in Birmingham

A tradesperson carrying out maintenance work in a home

Keeping a rental property legal, safe and lettable takes more than fixing things when they break. This guide sets out what Birmingham landlords are responsible for, how to stay ahead of repairs, and how to keep maintenance costs predictable.

The duties that keep you compliant

Landlords carry legal responsibilities that are easy to overlook until something goes wrong. The core ones every landlord should be on top of are:

  • Gas safety — an annual gas safety check (CP12) by a qualified engineer, with a copy given to tenants
  • Electrical safety — an Electrical Installation Condition Report (EICR), currently every five years
  • Smoke alarms on every storey and carbon monoxide alarms in rooms with fixed combustion appliances
  • Damp, mould and disrepair — dealing with hazards promptly under the housing health and safety rules that apply to rented homes
  • Energy performance — a valid EPC before letting

Planned maintenance beats emergency repairs

Reactive repairs cost more than planned work — an emergency call-out for a boiler that was due a service, or a full repaint where a touch-up would have done. A simple planned cycle changes that: annual boiler servicing, gutter clearance in autumn, periodic redecoration between tenancies, and a walk-round inspection once or twice a year.

It also protects the relationship with tenants. Homes that are visibly maintained get fewer disputes, longer tenancies and better care of the property itself.

Budgeting for a portfolio

A practical rule of thumb is to set aside a percentage of the rent each year for maintenance and compliance — and to expect it to work in lumps, not evenly. Voids are the expensive moments: cleaning, redecorating, minor repairs and safety checks before a new tenant moves in. Landlords who budget for void turnarounds as a routine cost, rather than a surprise, manage portfolios with far less stress.

When a multi-trade contractor makes sense

Juggling a plumber, an electrician, a gas engineer, a decorator and a gardener means five points of contact, five quotes and five sets of keys. A multi-trade contractor gives you one contact for all of it — one quote covering the whole job, one team that already knows your properties, and one company accountable for the standard of the work.
